Floor Restoration in Croydon

Croydon
April 2026

We recently completed a full floor sanding project on a Victorian property in Croydon, restoring original pine boards that had been covered for decades. The work involved careful preparation, machine sanding, and hand finishing to bring out the natural grain and colour of the wood. The result was a transformed living space with a smooth, durable finish ready for sealing or staining.

Work carried out

  • Surface preparation and nail setting
  • Coarse grit sanding to remove old finishes and stains
  • Medium and fine grit sanding for smooth finish
  • Hand sanding of edges and corners
  • Dust extraction throughout the process
  • Final inspection and quality checks

About the project

This Croydon property presented typical challenges we encounter with older Victorian homes. The floorboards had an uneven surface where previous carpet adhesive and underlay had left marks, and there were several areas where boards had warped slightly due to fluctuating humidity over the years. The homeowners wanted to expose the original wood but were concerned about the time and disruption involved. We scheduled the work over four days to minimise impact on their daily routine while allowing adequate drying time between sanding stages.

Our approach began with thorough preparation. We identified high spots and secured any loose boards before starting the sanding process. Using a combination of drum sanders for the main floor area and edge sanders for perimeters, we worked through progressively finer grits, starting at 40 grit to remove old finishes, moving through 80 grit for levelling, and finishing with 120 grit for the final surface. Dust extraction was continuous throughout, keeping the property clean and reducing particles that typically settle on furnishings during this type of work. Hand sanding of corners and areas the machines couldn't reach ensured a consistent finish across the entire floor.

About our Croydon service

Croydon has a diverse housing stock, and we work regularly across all property types. Victorian terraced homes dominate many streets, often featuring original pine or deal boards beneath layers of carpet and adhesive. Edwardian properties tend to have slightly better preserved floors, though they still benefit from professional sanding to restore their character. We also handle newer builds where engineered boards or solid softwoods need attention after years of wear. The typical floor types we encounter are solid wood boards, usually between 19mm and 25mm thick, which respond well to sanding and refinishing. Properties built from the 1970s onwards sometimes feature engineered flooring, which requires a more careful approach due to thinner wear layers.

Working across Croydon means understanding local property conditions. Many homes in the area have basements or ground floors prone to moisture issues, so we always assess humidity levels before sanding and recommend appropriate sealing products. The urban location means we're experienced in managing noise considerations, coordinating with neighbours, and working efficiently in properties where space may be limited. Whether you're in a conservation area property requiring heritage considerations or a modern apartment, we adapt our methods to suit the specific floor type and building characteristics.

Frequently asked questions

How much does floor sanding typically cost?

Sanding costs generally range from £25 to £45 per square metre, depending on the floor condition, wood type, and extent of preparation needed. Heavily damaged floors or those with thick old finishes to remove fall towards the higher end. We provide a detailed quote after inspecting the property, as factors like board thickness, stain penetration, and access requirements all affect the final price.

How long does a sanding project take?

A typical residential floor takes three to five days, depending on the room size and floor condition. The process cannot be rushed, as each sanding stage requires time for dust to settle and the floor to be properly inspected before moving to the next grit level. We always allow adequate drying time between stages to ensure the best possible finish.

Is the sanding process dust free?

Modern sanding equipment includes integrated dust extraction systems that capture approximately 95 percent of dust at source. We use HEPA filtered extraction equipment that removes fine particles from the air. While some dust is inevitable with any sanding work, our process is far less disruptive than traditional methods, and we take additional measures like sealing doorways to contain dust to the working area.
